Real Estate reality versus fiction

Price

We will prepare a computerized comparison market analysis (CMA) on your home. This will give you accurate information (with pictures) on your current competition, what similar properties have recently sold for in your neighborhood, and how long it has taken for similar homes to sell. A key word in that last sentence was "recently!" In a declining market, such as we're experiencing now in Austin, more homes are coming on the market than are selling, so there is an increasing amount of "inventory." Pricing your home correctly is critical to getting an offer, and more importantly, getting it SOLD! Once this information has been carefully analyzed, a strategy will be made to give your home the competitive edge it needs in today's market. Don't settle for a weak marketing plan, outdated information, opinions, and old data from 6 months ago for what your property is worth!

 

Promises made but never kept!

When sellers hire our competition, they often tell us they hired the agent because they were told they could get a higher price on their home! In fact, of the 116 $1.0 Million Plus homes that sold in 2003, the average sales price was over 10% below the List price! At Paramount Realty Group, our listings sell for over 98.7%, that not only pays our commissions, but makes you an additional 2.7%!

 

We feel it is dishonest to tell sellers that they can get an unrealistic price for their homes. Some of our competition will claim they can sell your home at an inflated price just to get a listing, because if they get lucky and get a low offer that you decide to take out of frustration, they make a fast buck. And if your home doesn't sell, sure, that agent is out some time and money, but you, the seller (often an entire family), have had your dreams put on hold for 3-6 months. In today's market you need a competitive advantage when it comes to selling your home. Most agents will recommend that you reduce your price. This may work in some cases but there is a better way that opens the door to many more buyer's that may not been able to qualify with a simple price reduction. Offering your buyer a permanent rate reduction is a great incentive for any buyer. This will offer a greater advantage than a reduction in the sales price and allows you to sell your home faster while netting you the same had you chosen to reduce the sales price.
